The building project comprises a gross floor area (GFA) of 40,849 m² and a gross floor area (GFA) of 134,009 m³. The total living space is 18,103 m². The buildings will be constructed in solid construction, with barrier-free housing planned in some areas.

An elongated structure encloses the single-storey supermarket (buildings C1 to C5) as a block-like head building. The green inner courtyard is bordered to the north by a row of residential buildings (buildings A1 and A2).

The U-shaped head building (N1.2), which houses the supermarket, a bakery, stores and a mobility center, is set back by 2.50 m on the first floor. This creates an arcade and a rain-protected entrance area to the stores and the residential buildings.

The floor slabs and elevator shafts of the buildings are made of monolithic reinforced concrete. In the stairwells, acoustically separated reinforced concrete staircases are used. The columns and beams in the underground garage and on the floors are also made of reinforced concrete.

The buildings are founded on individual strip foundations and also include a gravel base layer for the paving. The basement floors of the residential buildings are designed as load-bearing reinforced concrete slabs and, together with the outer basement walls, form a waterproof concrete structure (white tank) in accordance with the DAfStb-WU guideline. The underground garage ceiling is made of reinforced concrete, while the rising storeys are predominantly made of large-format KS facing bricks in combination with reinforced concrete walls. The balconies are locally formed from exposed concrete and meet increased requirements for exposed concrete quality (SB3).
